Breaking Real Estate News:  Tucson City Council passes restrictions to ADUs, thus limiting the size of new guesthouses/casitas in Tucson city limits.  Bad news for the housing shortage, as the supply won't be meeting the demand.  

Also, fewer listings added this month, despite the unexpected surge in late November.  Listing now (not January) allows you to take advantage of less competition so you can pick your buyer!

In the past 2 days and some of this morning, I've been telling sellers why they can get more money with me than with iBuyers, more details in the neighborhood reports, and already helped two buyers to see homes and talk to lenders.  Not even 11 AM on a Saturday.  So ask me about this big open house near 1st and Grant that's definitely a stand-out home.  Starting the weekend off well.  

An open house, a housewarming party, a busy market, an investor client, and a few happy birthdays/congrats!  The weekend looks good and it isn't even 11 AM on a Saturday.

Zillow takes a CRASH as stock prices dive.  iBuyer division is getting removed and 2,000 workers without jobs as Zillow finds 2/3rds of their bought homes now selling for less than they paid.  But don't panic!  This is a bad business strategy that Zillow took up, bet on, and then lost (do you trust your home value to those guys now?).  I explain below that this isn't a sign of a crash, what this means for iBuyers, and what you the homebuyer/seller can learn from their mistakes!  

Headline news:  Zillow is selling Phoenix Homes AT A LOSS!
